Acquisition Criteria
Our acquisition criteria is outlined below:
- Property Type
Commercial office (primarily Class B) located in central business districts or urban infill locations. These properties may be income-producing office, retail, multifamily residential, or mixed-use. Sites at least 0.62 acres in size and not more than 2 acres, with curb cuts on multiple sides, on a corner or strong side street, with adequate parking, and with high density zoning will be given added consideration. Water or water views is a plus but certainly not necessary.
- Opportunity
Under-performing properties that have occupancy problems or expansion potential, or require repositioning, such as renovations, upgrading, or new development.
- Transaction Size
$1 million to $8 million.
- Geography
Major urban areas throughout Florida, especially Tampa and Orlando.
- Pricing
We seek properties priced below $80/SF that can generate attractive initial yields.

On all new acquisitions, New Urban Capital Partners looks to generate an internal rate of return for investors of 15% to 25%.
