The restoration of existing urban centers and their properties, the reconfiguration of sprawling suburbs into communities of real neighborhoods and diverse districts, and the full utilization of our existing legacy of real estate properties can serve the community and generate profit for investors. Property by property, we can reduce the impact our buildings have on the environment, be socially responsible, and generate value for our investors. Our guiding principles for a reduction in energy consumption include:
Lighting: Replace older lighting with energy efficient lighting systems and hardware to reduce energy consumption.
Water and Landscaping: Protocol is to replace toilets, as needed with the current standing of 1.5 gallons per flush and urinals with 0.9 gallons per flush to conserve water and reduce operating costs.
Energy Star Appliances: Replace all appliances with Energy Star appliances, as necessary, including water heaters and HVAC.
Energy Management Systems: Utilize sophisticated energy management systems that manage the HVAC system, elevators and other areas that consume energy, thereby reducing unnecessary use of energy.
Paper Products: Use recycled toilet paper and hand towels.
Cleaning Products: Use environmentally friendly cleaning products.
Transportation: Bicycle racks available onsite and public transportation within a quarter mile are important factors in site selection and development.
